Cyber City Phase 4 expansion is adding 2M sqft of new Class A office space.
Visas & Arrival

Getting Here & Getting Registered

India's visa framework is consistent across every entry city. For Gurugram arrivals, you fly into Delhi IGI's Terminal 3, the same airport serving Delhi proper. Your employer and IKAN guide you from the moment you accept your offer through every required step.

Visa Types

Employment Visa
For foreign nationals employed by an Indian company or the Indian branch of a multinational. Requires an employment contract showing salary of approximately USD 25,000 per year equivalent in Indian rupees. Multiple entry. Most expats to India arrive on this visa.
Business Visa
For foreign nationals visiting India for business purposes, meetings, exploring business opportunities, establishing operations, attending board meetings, or due diligence visits. Valid up to 180 days per visit.
e-Tourist Visa
30, 90, or 180-day reconnaissance stays, ideal for property viewings, school visits, and orienting yourself to Cyber City and Golf Course Road before committing.
Dependent Visa
For accompanying spouses and school-age children. Requires proof of relationship and the primary visa holder's employment documentation. School admissions need this in place before formal enrolment. Note: dependants on a dependent visa generally cannot take up paid employment in India, a separate Employment Visa is required to work.
Nationality Rules
Pakistan, Bangladesh, China, Afghanistan, Iran, Myanmar and certain other nationalities face additional security clearance requirements and processing times of 4 to 6 weeks beyond standard. Your IKAN consultant will advise on country-specific requirements at your pre-arrival briefing.

Note: There are no Visa or FRRO requirements if you are a returning Indian national or an OCI card holder. Please consult your IKAN relocation advisor for country-specific guidance.

FRRO Registration · Gurugram

FRRO Delhi (Serves Gurugram)
FRRO Deadlines are Non-Negotiable: Under the June 2026 amendment, visas carrying a registration endorsement (employment, student, dependant, medical, research and missionary visas usually do) must register within 14 days of arrival; other long-stay visa holders (over 180 days) must register before completing 180 days in India. When in doubt, treat 14 days as your deadline. Non-registration attracts financial penalties and can escalate to criminal penalties (up to 3 years' imprisonment and/or a ₹3 lakh fine). Do not prioritise property hunting or school visits over FRRO registration. IKAN schedules the FRRO appointment as Day 3-4 immediately on your arrival, before everything else.

Gurugram has its own FRO (Foreigners Registration Office): Ground Floor, Office of Commissioner of Police, Near Nehru Stadium, Gurugram (FRO Gurugram: 0124-2869309). Foreign nationals living in Gurugram may also register with FRRO Delhi, East Block 8, R.K. Puram (45 min from Cyber City). The e-FRRO portal at indianfrro.gov.in handles most cases online since 2020.

Arriving at Delhi IGI T3

  • Indira Gandhi International Airport (DEL), T3 handles all international arrivals to NCR
  • Immigration queues: 45 to 75 minutes peak hours. e-Visa lanes are faster
  • Distance to Cyber City: 18 km / 30 to 45 min off-peak
  • Distance to DLF Phase 5 / Golf Course Road: 22 km / 40 to 60 min off-peak
  • Pre-book your transfer, peak hour return (from 5pm) on NH-48 routinely doubles travel time
  • The new Dwarka Expressway offers a faster alternate route for northern Gurugram sectors

Your Arrival Sequence

1
Embassy Visa Application
Apply at the Indian Embassy or High Commission in your home country. IKAN guides you through the documentation checklist. Processing: 7-14 working days for standard applications.
2
FRRO Registration · Day 3-4
IKAN assists you through the e-FRRO process and visit to FRRO office if in-person verification is required. Complete the online application at indianfrro.gov.in first. Bring passport, visa, rental agreement, and passport photos. IKAN helps negotiate and prepare your Leave & License to ensure FRRO compliance.
3
Indian SIM
Bring passport and visa to any Jio or Airtel store in Cyber Hub, Galleria Market, or Ambience Mall. Both offer eSIM in NCR. Activation takes 4 to 24 hours, register as soon as possible after landing, as an Indian SIM is required for UPI, Ola/Uber, and most digital services.
4
PAN Card Application
Apply via the NSDL portal (tin-nsdl.com) immediately after arrival. Required for banking, investments, and tax compliance. Takes 10-15 working days. Aadhaar is not required for foreign nationals, PAN alone is your financial identity in India.
5
Resident Bank Account Opening
As a foreign national taking up residence, open a RESIDENT savings account at HDFC, HSBC, or Standard Chartered (NRE/NRO accounts are for non-resident Indians and are not the right product). Bring passport, visa, FRRO certificate, PAN, employer letter, and a local Indian address proof. Takes 3-5 working days. Essential for salary, UPI, and all local transactions.
6
Arrange Permanent Transport
Most Gurugram expats arrange a full-time chauffeur (₹25,000-35,000/month) given the city's car-dependent layout. Set up Ola Corporate or Uber Corporate via your employer's travel desk. Download the Delhi Metro and Rapid Metro Gurugram apps. Self-driving is strongly discouraged, especially for your first six months, NCR road behaviour takes time to learn.
7
International Health Insurance
Ensure comprehensive international cover is activated before your first medical need, and confirm which Gurugram hospitals are empanelled with your insurer for cashless treatment.
Relocating with Pets
India allows cats and dogs to be imported with planning. You will need a current rabies vaccination (and a titre test where applicable), an international veterinary health certificate, and an import permit from the Animal Quarantine and Certification Service (AQCS). Up to two pets may accompany a person or family taking up residence, subject to documentation; pets travel as manifested cargo or excess baggage in IATA-compliant crates and are inspected on arrival at Delhi (no routine quarantine for compliant, accompanied pets). Start 4 to 6 weeks ahead and confirm the latest AQCS / DGFT rules before booking, IKAN can connect you with specialist pet-relocation agents.

Renting in Gurugram · 2026 reality

Gurugram's premium rental market is concentrated in DLF Phase 2-5 and the Golf Course Road and Golf Course Extension Road corridors. Supply is well-organised, developer-managed gated complexes dominate, and most expat-grade apartments are semi-furnished. Negotiate firmly: Gurugram landlords are commercial actors and most six-month deposit asks can be brought down to three months with IKAN's involvement.

Rental Rules
Key Market Practices
  • Security deposit: 3 months rent is standard. Premium DLF complexes may ask 6 months, negotiate down with IKAN
  • Leave & License duration: 11-month Leave & License is standard market practice in Gurugram, renewable with 5-10% rent escalation
  • Leave & License registration: Any Leave & License longer than one year must be registered at the Sub-Registrar's office (Gurugram, Haryana)
  • Lock-in period: Typically 6 to 12 months; the tenancy cannot be broken during the lock-in period
  • Agent fee: Brokerage is usually one month's rent, payable at signing
  • Furnishing: Most expat-grade apartments are semi-furnished (wardrobes, AC, kitchen, appliances). Fully furnished options are rare and come at a premium
  • Tax Withholding (TDS) Compliance: Under Section 194-IB, a tenant paying rent above ₹50,000 per month must deduct TDS at 2% (rate effective October 2024) and deposit it against the landlord's PAN; consult a tax professional to stay compliant
  • Documentation: Passport, Visa and PAN (Aadhaar is not required for foreign nationals). IKAN helps negotiate and prepare your Leave & License
  • Stamp duty: 1.5% of total Leave & License value for registration in Haryana
  • Society move-in: Most gated complexes require an RWA move-in NOC, a one-time move-in charge, a refundable move-in deposit, and tenant police verification before issuing gate access
2026 Market Trends
Market Intelligence
  • Golf Course Road appreciation: 18-25% rent increase across DLF Phase 2/3/5 over 24 months
  • Dwarka Expressway opening: Driving 15% premium on properties along the corridor, but still under-priced
  • RRTS (approved corridor): Likely to lift values in Manesar, Sohna, and Bhondsi after opening
  • New premium supply: DLF's The Dahlias and Smart World, M3M and Trump Towers (Sector 65) are adding ultra-luxury inventory along Golf Course Extension Road, pre-launch allotments are tightening ready-to-move availability
  • Best value segment: Sohna Road and SPR (Southern Peripheral Road) offer the strongest rent-per-square-foot value, typically 30-40% below Golf Course Road for comparable 3/4BHK floor plates
  • Rental yields: Gross yields on premium 3BHKs sit at a modest 2.5-3.5%, so landlords resist deep rent cuts, your leverage is on deposit, lock-in and brokerage, not headline rent
  • Corporate & NRI demand: MNC HR-leased apartments and NRI-owned DLF Phase 5 stock dominate the expat-grade segment, peak leasing runs April to July ahead of the school year, when negotiating room is thinnest
  • Ready vs under-construction: Ready-to-move gated towers command a 10-15% premium over under-construction units, but expats should avoid pre-possession leases given Gurugram's history of handover delays

Women's safety: Gurugram's corporate corridors, malls and gated societies are generally safe, including after dark, but, as across the wider NCR, sensible precautions matter. Prefer app-based cabs (Ola/Uber) with live trip-sharing over street autos late at night, keep the 24x7 Women Helpline (1091) and the all-emergency number (112) saved, and use the Haryana-112 and My SafetiPin apps. Most societies run 24x7 gated security; share your driver or cab details with someone on late-night journeys.

Culture & Heritage

Gurugram's Cultural Layer

Gurugram is a young city, most of what you see was built after 2000. Cultural heritage lies on its edges: the Aravali biodiversity belt to the south, the Leisure Valley Park green lung in Sector 29, and the broader NCR, Delhi's monuments, museums, and theatre are 30 to 45 minutes away. Gurugram contributes the modern layer: contemporary art galleries at MGF Metropolitan, festival celebrations across its gated communities, and a year-round corporate-cultural calendar.

Diwali Across NCR
Diwali is NCR's signature festival, five days of light, fireworks, and gift-exchange. Gurugram's apartment complexes light up spectacularly, and the corporate calendar revolves around Diwali parties. Note: it coincides with peak air pollution week, sensitive groups should plan indoor activities and N95 masks. Joining the mithai-hamper exchange tradition helps strengthen bonding with peers and neighbourhood.

Year-round
MG Road Malls & Galleria Market
Gurugram's everyday culture and entertainment now centres on its retail hubs, the malls along MG Road and DLF Phase 4's Galleria Market. Multiplexes, food courts, neighbourhood cafés and seasonal festival markets make these the city's go-to gathering spaces.
Leisure Valley Park Gurugram
Year-round
Leisure Valley Park & DLF Golf Club
Leisure Valley Park in Sector 29 is Gurugram's green lung, open lawns, walking trails and a musical fountain, ideal for early-morning weekend visits. Nearby, the DLF Golf & Country Club offers championship golf in landscaped Aravali surroundings.
Holi NCR
March
Holi & Spring Calendar
Holi (March) is celebrated city-wide, society courtyards turn into pools of colour for a morning. Spring also brings the Aravali biodiversity walking trails to their best, and the Sariska/Ranthambore tiger reserves enter prime safari season. The Delhi NCR cultural calendar peaks: India Art Fair, India Design Forum, Jaipur Literature Festival within driving distance.
Places of worship in and around Gurugram
Year-round
Places of Worship
Gurugram is religiously diverse. The Sheetla Mata Mandir is the best-known Hindu temple, and neighbourhood mandirs, mosques, gurudwaras and churches serve communities across the sectors and DLF Phases. Delhi's major shrines, the Chhatarpur Temple, Jama Masjid, Bangla Sahib Gurudwara and the Cathedral Church of the Redemption, are 30 to 60 minutes away. Most international faith communities also meet across NCR; IKAN can point you to your nearest congregation.
Gurugram corporate and community life
Good to know
LGBTQ+ Gurugram
Same-sex relations were decriminalised by India's Supreme Court in 2018. Gurugram's corporate, international environment is among India's more accepting, and several MNCs run active Pride and D&I networks. Same-sex marriage is not yet legally recognised, and attitudes vary outside corporate and metro circles, so a degree of discretion is sensible in more conservative settings.
Step-free access at Gurugram malls and metro
Good to know
Accessibility
Step-free access is improving but inconsistent. Newer malls (Ambience, DLF), Cyber Hub, the Delhi Metro and premium hospitals are largely wheelchair-friendly with lifts and ramps; older sectors, footpaths and street crossings often are not. If mobility is a consideration, prioritise a lift-served apartment, a car with a driver, and newer developments, IKAN can factor accessibility into shortlisting.

Gurugram's working language is English, Cyber City offices, premium restaurants, and international schools operate fully in English. Hindi is universal. Haryanvi (Hindi's local dialect) is the language of older Gurugram and of construction, security, and household staff. A few Hindi phrases earn immediate warmth.

नमस्ते
Greeting
Namaste / Namaskar
The universal Indian greeting. Use with everyone, landlord, security guard, kirana shopkeeper. Hands together, slight bow of the head. Always appreciated.
धन्यवाद
Thanks
Dhanyavaad / Shukriya
Thank you. Dhanyavaad is more formal/Hindi; shukriya is colloquial/Urdu-influenced. Both work across Gurugram. “Thank you” in English is also universally understood.
भैया
Address
Bhaiyya / Bro
“Bhaiyya” literally means brother, used to address auto drivers, shopkeepers, security staff. “Bro” is equally common in casual settings, especially in Cyber Hub and Sector 29. Both are polite and friendly.
जी
Respect
Ji
A respectful suffix added to names and addresses. “Sharma ji” for Mr Sharma. Use with anyone older or senior, adds an instant layer of respect that goes a long way with household staff and your RWA committee.
कितने का है?
Shopping
Kitne ka hai?
“How much is it?”, essential in markets. Pair with a polite smile and don't accept the first price quoted at non-fixed-price shops. The local sector markets are the place to practice.
क्या चल रहा है?
Small Talk
Kya chal raha hai?
“What's going on?” / “How are things?”, colloquial conversation starter. Used between colleagues and at Cyber Hub social settings.
सोसाइटी / टावर
Local
Society / Tower
In Gurugram, “society” refers to your gated apartment complex (e.g. “I live in Belair Society”). “Tower” is the specific building within the society. Use both correctly when giving your address to Ola drivers.
आर.डब्ल्यू.ए.
Local
RWA
Resident Welfare Association, the committee running your society. In your first week, visit the condominium/estate office to understand society nuances, processes, and protocols. Sets the tone for your entire tenancy.
सेक्टर / डी.एल.एफ. फेज़
Local
Sector vs DLF Phase
Gurugram's addresses use two systems: numbered Sectors (state-government layout) and DLF Phases (developer layout). DLF Phase 2 overlaps with Sector 25; DLF Phase 5 with Sector 53. Save both for navigation.
भैयाजी की दुकान
Local
Bhaiyaji ki dukaan
“The brother's shop”, your nearest kirana store. Every gated community has one or two near the gate. Build a relationship in week one: they remember your milk preferences, deliver to your door, and stock everything from Maggi to mineral water.
जुगाड़
Slang
Jugaad
The resourceful Indian improvisation mindset, the workaround that probably shouldn't work but does. Essential vocabulary for navigating Gurugram's bureaucracy, water-tanker arrangements, and daily life.
राइट इंडिकेटर
Driving
Right indicator means anything
In NCR driving culture, a right indicator might mean turning right, overtaking, or “I'm going somewhere, possibly that way”. Treat all indicators as advisory. Drive defensively. Better still, hire a driver.
खाना खाया?
Hospitality
Khaana khaya?
“Have you eaten?”, the universal Indian hospitality opener. If you say no, food will be offered. Saying “haan, khaana ho gaya, dhanyavaad” (yes, I've eaten, thank you) is the polite response.
पानी कब आएगा?
Practical
Paani kab aayega?
“When will the water come?”, a phrase you will hear more than expected. Gurugram's water-tanker dependence means this question is genuinely useful. Know your society's tanker schedule.

Transport & Metro

Getting Around Gurugram

Gurugram was built for cars and now strains under their volume. The Rapid Metro and Delhi Metro Yellow Line offer rail alternatives within and out of the city, but most expats settle into a chauffeur-driven car routine within their first month. Walkability is real in select pockets, Cyber Hub, Galleria Market, and the internal sectors of DLF Phase 2/3, but driving infrastructure remains the city's spine.

Metro Lines (2026)

Rapid Metro Gurugram
Gurugram's own privately-operated elevated metro, 11 stations across 11.7km serving the DLF developments. Connects DLF Cyber City to Sikanderpur (interchange with Delhi Metro Yellow Line) and onward along the MG Road corridor. Game-changer for Cyber City commuters. Single ticket: ₹20.
Delhi Metro, Yellow Line
The Yellow Line extends from Delhi into Gurugram, terminating at Millennium City Centre (Sector 29; formerly HUDA City Centre). Stops in Gurugram: Guru Dronacharya, Sikanderpur, MG Road, IFFCO Chowk, Millennium City Centre. Connects to Connaught Place, AIIMS, Hauz Khas. The standard rail route to Delhi proper. 45 to 55 min Cyber City to Connaught Place.
RRTS Delhi-Alwar (approved corridor)
Regional Rapid Transit System Phase 1 will connect Delhi's Sarai Kale Khan to Alwar via Gurugram, Manesar, Shahjahanpur, Neemrana, and Behror. Phase 1 (to Shahjahanpur-Neemrana-Behror) is targeted for around 2028, though independent estimates suggest passenger services may begin later (around 2031). Expected to dramatically cut Delhi-Gurugram commute times and lift property values along the corridor.
Future Magenta Line Extension
Delhi Metro's Magenta Line extension into Gurugram is under planning. When operational it will offer a second metro corridor connecting Gurugram to Noida via South Delhi.

Getting Around Day-to-Day

Personal Driver
Self-driving is not recommended, especially in your first months, a full-time chauffeur (₹25,000-35,000/month) is the recommended option. IKAN supports car-lease arrangements to set you up. The single biggest quality-of-life decision for Gurugram expats.
Ola / Uber
Both work well in Gurugram. Ola Corporate accounts via Cyber City employer travel desks. Surge pricing during peak hours and rain, keep both apps installed. Ola Outstation for one-way airport drops.
Auto-Rickshaws
Available across Gurugram but less metered than other cities. Negotiate the fare before boarding. Rapido Bike (₹50-150 for solo hops) is often faster and cheaper for short distances.
Gurugram Metro Bus
Limited public bus coverage. Not a primary mode for expats. Cyber City employer shuttles are more common, most major MNCs run dedicated employee transport from key residential clusters.
Airport Transfers
IGI Airport is 18-22 km away (30 to 60 min depending on traffic). Pre-book Ola Outstation or a chauffeur for the 5pm+ peak when NH-48 doubles travel time. Hotel and corporate cars are the reliable option for early-morning international departures.
Walkability Pockets
Walking works inside Cyber Hub, Galleria Market, and the internal lanes of DLF Phase 2/3, but not across arterial roads. There are few footpaths on NH-48 or Golf Course Road, so plan to drive or cab between most destinations.
Licence & IDP
An International Driving Permit (IDP) from your home country is accepted for up to one year from arrival. Beyond that, convert to an Indian licence at the Gurugram RTO or via parivahan.gov.in (valid visa, FRRO registration and address proof required). Most expats simply hire a chauffeur and skip this.
Peak Hours Reality: Gurugram's roads are busiest in the morning (roughly 8:30-11am) and evening (roughly 5-9:30pm). The Iffco Chowk roundabout, MG Road, and the NH-48 service lanes can take 60 minutes to clear what is a 5km journey. Leaving the office before 5pm or after 9:30pm is the only practical strategy. The Rapid Metro from Cyber City to MG Road or Galleria takes 10 minutes flat, use it during evening peaks.
Climate

Gurugram's Four Seasons

Gurugram shares Delhi's continental climate, intensely hot summers, a short monsoon, and genuinely cold winters. The defining climate concern, however, is air quality. From October through February, pollution rises sharply and outdoor exercise becomes impractical for much of the season. HEPA air purifiers are highly recommended for every home, and essential for sensitive groups.

Winter · Cold & Polluted
November to February
Genuinely cold for India, 5-15°C overnight, 13-22°C daytime. Heavy quilts, room heaters, woollens essential. The defining issue is air quality: AQI regularly exceeds 300 (Very Poor) and crosses 500 (Severe) during stubble-burning windows. HEPA air purifiers in every bedroom are highly recommended, and essential for sensitive groups, with N95 masks during Diwali week. December and January often bring dense morning fog that closes IGI Airport intermittently.

Heavy winter coat for Dec to Jan mornings
IGI fog disruptions common, build flight buffer
Summer · Dry Heat
April to June
35-45°C, sometimes touching 46°C in May/June. The good news: low humidity makes it feel less brutal than coastal humidity, and Gurugram's modern buildings handle the heat well with central or in-window AC. The bad news: extreme afternoon temperatures preclude any outdoor activity 11am-5pm. Pre-monsoon dust storms (loo winds) blow through May. Hydration is critical, keep ORS sachets at home.
Stay indoors 11am-5pm in May/June
Hydration critical, ORS sachets standard
Service ACs March, they will run continuously
Monsoon
July to September
Less intense than Mumbai's, 600-900mm spread across three months. But Gurugram's storm-water drainage is poor and underpasses flood regularly (Hero Honda Chowk, NH-48 service lanes). When it rains, traffic can take 2 to 3 hours to clear a 10km commute. The relief is real: monsoon clears the city's air, the Aravalis turn green, and weekend escapes to Damdama or Manesar are spectacular.

Watch Out

Things Gurugram Won't Tell You

Gurugram rewards preparation. These are the realities every incoming expat deserves to know before signing anything or forming firm expectations about life in NCR's corporate capital.

Winter Air Pollution
Gurugram shares Delhi's air-quality crisis. From late October through February, AQI regularly exceeds 300 (Very Poor) and crosses 500 (Severe) during stubble-burning weeks. HEPA air purifiers in every bedroom are highly recommended, and essential for sensitive groups. Outdoor exercise becomes impractical for sensitive groups. Sensitive children and asthma sufferers may need to leave NCR during peak weeks (Diwali to mid-November).
Water Supply Crisis
Gurugram has a chronic water shortage. Most areas, including premium gated complexes, rely on private water tankers (₹600-1,500 per 5,000L delivery) to supplement piped supply. Groundwater extraction has dropped borewell levels every year. Confirm your prospective society's water arrangement before signing, well-managed RWAs handle this seamlessly; others can leave you without water mid-summer.
Cyber City Evening Gridlock
The road network around DLF Cyber City, Iffco Chowk, MG Road, NH-48 service lanes, gridlocks daily from around 5 to 9:30pm. A 5km journey can take 60 minutes. Plan to leave the office before 5pm or after 9:30pm. The Rapid Metro is 10 minutes for the same distance, use it during peak. Adjust your social and family schedules to Gurugram's traffic windows or you will lose 2 hours a day.
School Admission Timelines
Gurugram's premier international schools are competitive. Admissions at Pathways, Heritage Xperiential and Scottish High International are particularly competitive, and mid-year admissions are rare. Start the process 3 to 8 months before your intended start date. Apply before your relocation is finalised. IKAN's education team can help, contact us at the point of accepting your offer.
Six-Month Deposit Push
Premium DLF complexes and Golf Course Road landlords often initially demand six months' rent as security deposit. The legal market norm is three months. This is a negotiation, IKAN's Leave & License specialists routinely bring deposits back to three months. Never accept a six-month demand without exploring alternatives. Also insist on a properly stamped and registered Leave & License before transferring funds.
DG Backup Reality
Power outages are less frequent than in Delhi proper but real, especially in summer. Premium gated complexes have backup generators (DG sets) covering common areas plus basic flat power (lights, fans, one AC). Full-power backup is rare. Confirm exactly what the DG covers in your prospective complex, and budget for an inverter if comprehensive backup matters to you.
Civic Infrastructure Gaps
Gurugram's NH-48 corridor and main arterials are world-class. Internal sector roads are routinely potholed and waterlogged. The Municipal Corporation of Gurugram (MCG) is overstretched; basic services (street lighting, drainage, garbage collection) vary by area and depend heavily on a well-functioning RWA. DLF Phase 2-5 and the Golf Course Road corridor are generally well-maintained; older sectors are less reliable.
Cultural Thinness
For a city of its commercial weight, Gurugram is culturally light. Theatres, museums, music venues, and heritage sites concentrate in Delhi proper, 30 to 45 minutes away on a good day. Don't expect to walk to a play, an art gallery, or a museum. Build your cultural calendar around weekend trips into central Delhi (Khan Market, Hauz Khas, Lutyens precinct) or accept that Gurugram's strength is corporate, not cultural.
Apps & Digital Life

The Gurugram Digital Toolkit

Gurugram runs on smartphones. Download these apps before you land and your first week will be considerably smoother, from hailing a cab to ordering groceries at 10pm to paying your tanker delivery man. Every transaction is increasingly digital.

Illustrative composites drawn from the experiences of international professionals who made Gurugram home, representative of common assignee journeys rather than individual testimonials. Names and identifying details are illustrative.

Michael R.
Partner, Global Consultancy · DLF Phase 2 · 4 years
"Cyber City has the best Class A office stock I have worked in anywhere in Asia. I walk from Belair to my building in 12 minutes. Cyber Hub for client dinners. Rapid Metro to MG Road when traffic is brutal. The five-minute commute on a Tuesday morning is the most efficient I've had in 20 years of consulting."
Helen W.
Country Head, FMCG MNC · Suncity · 3 years
"Heritage Xperiential Learning School made the move work, our kids settled in three months. We are in Suncity, walking distance to school, and our weekends are split between the DLF Golf Club, Damdama Lake, and Jaipur trips. Diwali week is the hardest, we leave for Goa to escape the air quality. Otherwise, Gurugram has surprised us in the best ways."
Thomas K.
VP Engineering, Auto MNC · DLF Phase 3 · 2 years
"I came from Munich expecting culture shock. What I got was a city that operates more efficiently than I expected, for the right things. Cyber Hub for dinner. Practo for healthcare. Urban Company for everything home. The pollution from November to February is genuinely a different category of bad. We bought five Dyson purifiers. They run 24/7."
Yuki I.
Finance Director, Banking · Aralias · 18 months
"Living in The Aralias is unlike anywhere else I have lived. The service standard, the views over the DLF Golf Course, the on-site facilities, Tokyo doesn't have apartment living like this. The walk to Cyber City takes me 14 minutes. The downside is the water-tanker situation, even in The Aralias we depend on tankers some months. It's the one infrastructure surprise that doesn't match the building's price tag."
Camille D.
Country Manager, Luxury Retail · DLF Phase 1 · 5 years
"I have lived in DLF Phase 1 for five years. The villa, the trees, the Galleria Market round the corner, it feels less like Gurugram and more like a Mediterranean suburb. For culture I drive to Delhi, Khan Market, Hauz Khas, Lutyens. For weekends, Neemrana Fort. Gurugram for me is the operating base; NCR is the home."
Sarah M.
VP People, Tech MNC · Nirvana Country · 2 years
"Coming from Sydney, the corporate-to-luxury living transition was seamless. Cyber City offices match anything in Sydney's North Shore. Nirvana Country has its own clubhouse, pool, jogging paths. The InterNations Gurugram meet-ups in DLF were genuinely useful in month one. The one adjustment we made: planning our outdoor exercise around the AQI app, not the weather forecast."
Settling In

Your First 30 Days in Gurugram

The first month sets the tone. These steps mirror the arrival sequence in the Visa & Arrival section above, see there for fuller detail. Complete them in order; IKAN coordinates the time-sensitive items so nothing falls through the cracks.

1
FRRO Registration · Day 3-4
IKAN assists you through the e-FRRO process and, if in-person verification is required, your visit to the FRRO office. Complete the online application at indianfrro.gov.in first. Bring passport, visa, rental agreement, and 4 passport photos. Your FRRO certificate is required for PAN application, school admissions, and future visa renewals.
2
Indian SIM
Bring passport and visa to any Jio or Airtel store in Cyber Hub, Galleria Market, or Ambience Mall. Both offer eSIM in NCR. SIM activation takes 4 to 24 hours, register as soon as possible after landing. Indian SIM is required for UPI, Ola/Uber, and most digital services.
3
PAN Card Application
Apply via the NSDL portal (tin-nsdl.com) immediately after arrival. Required for banking, investments, salary credits, and tax compliance. Takes 10-15 working days. Aadhaar is not required for foreign nationals, PAN alone is your financial identity in India.
4
Bank Account Opening
Open a RESIDENT savings account at HDFC, HSBC, or Standard Chartered (NRE/NRO accounts are non-resident products and are not the right fit). Bring passport, visa, FRRO certificate, PAN, employer letter, and a local Indian address proof. Takes 3-5 working days. Essential for salary, UPI, and all local transactions. HSBC has dedicated international client relationship managers serving Cyber City; HDFC has the densest branch and ATM network across Gurugram.
5
UPI & Digital Payments
Once your bank account and Indian SIM are active, register on GPay, PhonePe, or Paytm. UPI is universal in Gurugram, from kirana shops to Cyber Hub restaurants to your water-tanker delivery. Set up auto-pay for utilities (DHBVN electricity, broadband) and rent on the same day you receive your debit card.
6
Arrange Permanent Transport
Hire a full-time chauffeur (₹25,000-35,000/month) through a reputable Gurugram agency, IKAN supports car-lease arrangements. Set up an Ola Corporate or Uber Corporate account via your employer's travel desk. Download Delhi Metro and Rapid Metro Gurugram apps. Self-driving is strongly discouraged for your first six months, NCR road behaviour requires local experience.
Transport Setup
Gurugram Mobility
Hire a full-time driver (₹25-35k/month) · Ola Corporate via employer · Rapid Metro and Yellow Line apps · Avoid self-drive in first 6 months. During monsoon: allow 2x normal commute time on flooded corridors (Hero Honda Chowk underpass, NH-48 service lanes).

Common Questions

Gurgaon relocation questions

The questions assignees and families ask us most, answered from this guide.

How much security deposit do landlords in Gurgaon ask for?
Three months' rent is standard. Premium DLF complexes may ask six months, which IKAN negotiates down. Your IKAN consultant negotiates it and gets the figure in writing before you sign.
What is the standard lease length in Gurgaon?
An 11-month leave and license is standard in Gurugram, renewable with a 5 to 10% escalation. IKAN's Six-Eyes review checks every clause before it reaches you.
Is brokerage payable when renting in Gurgaon?
Usually one month's rent, payable at signing. IKAN's home-search service handles the broker negotiations and viewings for you.
Which are the best neighbourhoods in Gurgaon for a relocating family or professional?
This guide profiles 3 areas. The most requested include DLF Phase 2 & 3 (well-connected upscale living); DLF Phase 4/5 Golf Course Road (ultra-luxury address); Golf Course Extension Road / Sohna Road (balanced value & space). Use the decision map above to match a shortlist to your budget and commute.
How does the IKAN move-in inspection work?
On check-in day your consultant photographs every meter, key and fixture. You get a dated condition report within 24 hours and have 7 days to raise any objection before it is locked as your move-in baseline. That baseline is what protects your deposit at move-out.
Do foreign nationals need to register with the FRRO in Gurgaon?
Yes. File Form C within 24 hours of arrival, then complete FRRO registration within 14 days. IKAN prepares the paperwork and books the appointment so the clock is never missed.
